How are these prices calculated?

Each district's price per m² is the average of the estimated sale prices of apartments across its freguesias: we start from asking prices in listings and apply the gap between asking price and sale price (as measured by INE where available, otherwise a reference rate). Districts that do not yet have their own data show a reference value.

Price per m² vs. a real valuation

The price per m² is useful for comparing areas, but the value of each property depends on its layout, condition, floor and sun exposure. The free estimate adjusts the area price to these features.
