Tagus Value is an online property valuation platform in Portugal, part of the Tagus Property group. The free estimate is calculated automatically from market prices in your area; the paid reports (Basic and Premium) are reviewed by an expert before delivery.

Start with a free estimate: you answer a few questions about the property and, in most cases, you see immediately on screen — and receive by email — a value range (low, medium and high), calculated automatically from the prices in your area. If your area's data is not yet sufficient, you receive it by email as soon as it is, within 4 days at the latest. If you want to go further, you can request the Relatório Básico (detailed online report and PDF) or the Relatório Premium (everything the Básico includes, plus validation by an expert on a video call, with analysis of your photos, and a pricing strategy). Answers you have already given are reused. Paid reports are reviewed by an expert before being delivered to you.

The report is emailed after review by one of our experts. The report is delivered 48 working hours after the video call with the expert. The deadline runs from the video call, not from payment: the call is what produces the analysis.

With Multibanco or bank transfer, your order only proceeds once the payment has been confirmed (1 to 2 business days).

We accept payments by credit/debit card (Visa, Mastercard, American Express), Multibanco and bank transfer. All payments are processed securely through the Stripe platform.

Yes, we issue an invoice for all payments. The invoice is sent automatically to the email provided at the time of payment.

There is no satisfaction guarantee. The amount paid for the report is refunded or credited if you sign an exclusive sales mandate with Tagus Property (LX CHASSEUR IMMOBILIER LDA, AMI licence no. 13266). This option is only available in the areas where the agency operates: outside them, the report is non-refundable. You also retain your right of withdrawal, under the conditions set out in the Terms and Conditions.

The free estimate gives you a value range (low, medium and high), the price per m² adjusted to your property, a confidence index and, in areas with data, the estimated rent. The Relatório Básico adds a detailed online report (market analysis, comparables when available, strengths and weaknesses, recommendations) and the PDF report. The Relatório Premium includes everything in the Básico, plus validation by an expert on a video call, with analysis of your photos, and a pricing strategy defined together with you.

Our report provides a professional estimate based on market data, ideal for informed decision-making. However, for official purposes (bank loans, courts, etc.), an on-site appraisal by a certified expert may be required.

The report remains available in your client area for 1 year. We recommend downloading the PDF to keep it permanently.

We need basic information such as location, area, number of bedrooms, condition and a few additional features. The more detailed the information, the more accurate the valuation.

Yes, the report is provided as a PDF that you can download and keep. We also send a copy by email and keep the report available in your client area for 1 year.

We start from the price per m² for your area (bairro or freguesia whenever possible, otherwise concelho or district), calculated from the prices advertised on real estate portals, corrected to approximate sale prices, and completed, when available, by INE data and our experts' references. We then adjust this value to the characteristics of your property. The width of the range depends on the reliability of the area's data and the number of questions you answered.

Communications with the site are encrypted (HTTPS) and access to data is restricted. Card details are handled by Stripe and never pass through our servers. We only pass your contact details to a partner agency if you expressly authorise it, and only for a sale project.
