A value range, the price per m² adjusted to your property and a confidence index, on screen and by email, with no payment or account needed.

Relatório Básico: a detailed online report and PDF. Relatório Premium: the Básico, plus validation by an expert over a video call and a pricing strategy. Your answers are carried over.

Receive your report
Every paid report is reviewed by an expert before it is sent; the Premium is delivered 48 working hours after the video call.
Where the prices come from
We start from the price per m² for the property's area, calculated from the prices listed on real estate portals and corrected to approximate the sale price: using the gap measured by the INE for the area when available, or a reference rate otherwise. References entered by our experts and, when imported, INE statistics complete this base.
From the neighbourhood to the district
The calculation uses the finest level for which we have a price: the neighbourhood (bairro), then the freguesia, then the concelho, then the district. The broader the level used, the lower the confidence index.
The characteristics of your property
This reference price is then adjusted to the characteristics you declare, starting with the surface area, which is weighted: a terrace, a balcony, a garage or an arrecadação (storage room) do not count at the living-room rate.
Comparables, when available
When our database holds at least three recent comparable properties in the same municipality (listings less than 6 months old, completed sales less than 24 months old, our experts’ references), the estimate is checked against them. Otherwise, this step does not apply.
A range and a confidence index
The result is a range (low, average, high) with a confidence index out of 5, which depends on the area level used, the age of the data and your answers. The width of the range depends on the reliability of the area's data and the precision questions you answered. The free estimate, which asks few questions, therefore gives a wider range than the paid reports.
What each plan adds
The free estimate is calculated automatically, with no review. The Basic Report asks the precision questions and details the calculation in an online report and PDF, reviewed by an expert before sending. The Premium Report adds to this the validation of the value by an expert via video call, based on your photos, and a pricing strategy.
